Disclaimer

Plattow is for informational use only. It is not a substitute for professional advice, an official determination, or a legally binding document.

Not financial or loan advice

The loan cards in a Plattow report describe general program parameters (USDA Rural Development, FHA, VA, conventional). They are not pre-approvals, rate quotes, or guarantees of eligibility. Your actual eligibility depends on your credit, income, debt, property condition, the appraisal, and the lender's underwriting. Talk to a licensed mortgage lender before assuming any of this applies to you.

Not a flood zone determination

FEMA flood zone data on Plattow comes from the National Flood Hazard Layer (NFHL). The NFHL is the official source for general flood zone information, but a binding flood-zone determination for insurance purposes must come from a licensed Letter of Map Amendment, a Letter of Map Revision, or a flood-zone determination service used by your lender. Do not bind, decline, or change insurance coverage based on what you see here.

Not insurance advice

Risk overlays on Plattow (wildfire, hurricane, hail, etc.) describe natural hazards in general terms. They are not insurance rates or actuarial estimates. Insurance underwriting uses a much richer set of inputs (claim history, distance to fire station, construction materials, roof age, and many more). Use Plattow to know what natural hazards are in play; use a licensed agent to find out what insurance for that property actually costs.

Not a title search

Property lot lines on Plattow come from a nationwide parcel data service and reflect the best available cadastral information. They are not a title search, an easement check, or a survey. Boundary lines on the map may not match a stamped survey. Always rely on a title company and, where applicable, a licensed surveyor for actual property boundaries.

Data freshness

Every overlay reflects the data its agency has published, on the schedule that agency uses to publish it. Some sources update daily; others update annually or only when a hazard is reassessed. The Sources page lists each agency, its endpoint, and the vintage of its current dataset.
